'Modern, fresh' Cedarglen Living condos to launch first residences in Seton
The first home ownership opportunities are now available at a major mixed-use development envisioned as the downtown of southeast Calgary.
Cedarglen Living opens sales at Seton Park Place Oct. 15 at noon. The 142-unit apartment-style condo building marks the debut for residential development in Seton. Prices here start from the $190,000s, including tax.
“Based on the (existing) and future amenities coming to Seton, I think this is an extremely desirable site for all sorts of purchasers, whether they be move-down or first-time homebuyer, because it’s creating a lifestyle that people want,” says Ward Haggins, sales and development manager for Cedarglen Living.
“It’s the downtown lifestyle,” he adds. “But bringing it with an affordable price to southeast Calgary.”
Master-planned by Brookfield Residential, Seton is a 141-hectare site that will be home to 2,500 residents and 12,000 jobs. It also contains the South Health Campus.
At build-out, Seton will have 1,300 multi-family units, up to 1.5 million square feet of office space and 1 million square feet of retail space. Other amenities include a high school, recreation centre, movie theatre and assisted living/nursing home.
Cedarglen Living’s site is across the street from a 12-hectare regional park and kitty-corner the recreation centre, says Haggins.
When complete, the Green Line project, Calgary’s next LRT line, will reach Seton. Haggins says its stop will be directly behind Seton Park Place.
There are 19 floor plans to pick from at this development, ranging from 571 square feet to 1,240 square feet. They come in one-, two- and three-bedroom orientations.
Three-bedroom layouts aren’t an automatic in all condo buildings, but Haggins sees them as an important part of the mix.
“I think there’s a market for some of these move-down dwellers, the baby boomers,” Haggins says. “This allows them to get into a 1,200-plus square-foot apartment where … it gives a lot more flexibility to maybe buy a second property.”
Standard features include quartz counters, engineered laminate flooring, tile in bathrooms and laundry area, triple-pane windows and a stainless steel appliance package.
There are underground parking stalls for every condo and some additional underground stalls available for purchase, as well.
Patios and balconies start at 69 square feet and reach 242 square feet. “There are some nice over-sized balconies throughout,” Haggins says.
For the exterior, think “modern and fresh,” says Haggins.
It has Hardie panelling, aluminum long board siding, and aluminum railing with glass inserts.
“It is truly a downtown elevation,” adds Haggins.
Sales will be available through the sale centre for the Elements of New Brighton, another multi-family development by Cedarglen Living, until the sales center opens in Seton at the end of October.
