Brookfield’s Seton a unique urban oasis

The new South Calgary Hospital in Seton has made the news this year with the opening of its emergency room, but it won’t be long before the entire community of Seton grabs the headlines.

Seton is the brain-child of Brookfield Residential Properties and will become an urban oasis on the edge of Calgary.

Think of a combination of the Beltline and downtown core.

“Brookfield’s vision for Seton is to become Calgary’s urban district outside of downtown, so it is indeed much more than just the new hospital,” says Elton Ma, senior development manager, commercial, for Brookfield.

“This 365-acre mixed-use, master-planned community will see more than 2.5 million square feet of office and retail space, a hotel, seniors’ care facilities, recreation centre, public library, emergency services facility, high school, regional park and an active main street that will all be serviced by the future leg of the southeast LRT.

“Seton will not only serve the surrounding neighbourhoods as an employment and shopping hub, but it will also serve as a place that will find vibrancy and energy from those living within the community.”

In a twist for suburban development, retail and commercial services will be in place before residents move in, says Ma.

“Brookfield is currently underway with construction of the first phase of the Regional Retail District and many retailers are expected to open later this fall,” he says.

“Tenants secured to date for Phase 1 include Save-On-Foods, Shoppers Drug Mart, Bank of Montreal, TD Canada Trust, Petro-Canada as well as a number of other great shops and services. We are thrilled at the prospect of what this first phase of retail will mean to the residents of southeast Calgary.”

Seton’s residential will be all multi-family homes of all types.

“While Seton will offer only multi-family style residences, its uniqueness will be defined by the wide range of uses within the development as the whole will be greater than the sum of the parts,” says Ma.

“By combining all the opportunities for employment, retail, recreation, education, public services and institutions like the new hospital, Seton is poised to become a truly dynamic urban centre — a downtown-like core that will serve the 120,000 or so people who will live in the neighbouring communities of Cranston, Auburn Bay and other surrounding southeast communities.”

Construction of the residential phases is scheduled to begin in late 2015, or as the market demands, says Ma.
